Building Material Market Overview

The Western SPF (Spruce-Pine-Fir) lumber market in June was characterized by stabilizing pricescautious demand, and tight supply management.

The price of Western SPF 2×4 #2&Btr KD (RL) rose slightly by the end of June, up 8% from May.

The commodity markets have largely stabilized across key product categories, enabling mills to establish order files and firm up pricing.

Western SPF lumber seeing some modest price increases in 2×4 as other widths remain flat with 2×12 still searching for a bottom.

OSB was down overall for the month of June but has found a bottom as prices have remained flat the last 2 weeks.

Plywood was able to push higher on pricing as mills established strong order files heading into July.

EWP remains steady in both supply and pricing. Some mills continue to be impacted by Canadian Tariffs on U.S. products.

Building Materials: We continue to see modest price increases on many products affected by the tariffs.

Looking Through the Crystal Ball

As we enter the typical summer slowdown demand remains sluggish as buyers continue to favor just-in-time purchasing, avoiding taking large inventory positions.

The market appears to be in a holding pattern, with no strong indicators of a near-term breakout in demand. While some price firming was observed, the overall tone remains cautious. Expected buyers to continue their conservative approach unless economic signals improve or supply disruptions intensify.
